We can modify most building parameters, including the overall size, foundation type, room layout, adding or removing rooms, interior finishes, and door and window placements.

However, we cannot modify the main structural system of the house, such as redesigning the truss system.

The Building Process

All of our plans are designed by licensed architects and engineers, but the drawing sets do not include stamps. Many municipalities do not require stamped plans for single-house projects, but those that do typically require approval from a licensed architect or engineer in your state.

If a stamp is required, you can take the plans to a local architect or engineer for review, approval, and stamping.

In most municipalities, these plans are sufficient for obtaining permits for single-house projects. In most cases, the process is as simple as completing your local building permit application and submitting it along with the architectural plan set.

Having a complete set of plans from the start also makes it much easier and faster to begin discussions with your local building department and contractors.

Yes, all of our plans are designed in accordance with the IRC (International Residential Code), which makes them suitable for construction in the United States, Canada, and many other countries.
